Terms & Conditions of Rental

Please read carefully the following:

  1. A provisional booking enquiry may be made by telephone or email.

  2. The provisional booking will be held for 7 days pending receipt of your deposit/full payment (where applicable) and completed booking form.

  3. Bookings are strictly not before 3pm entry or later than 11am departure.

  4. The minimum length of stay in the house is 5 nights.

  5. A 25% non-returnable deposit is required on booking, with the final payment due 42 days before the start of your holiday.

  6. For bookings made within 42 days of date of arrival, payment must be made in full at the time of booking.

  7. Written confirmation of your booking will be forwarded to you as soon as the deposit/full payment has been received.

  8. A £250 security deposit must be sent along with your final payment. This will be returned to you within 14 days of your end of rental date provided the property is left in the same condition as found (see 17 below).

  9. Once your final payment is made, in the event of you cancelling your booking, we will endeavour to re-let the property and if successful we will reimburse you 90% of your final payment plus your £250 ‘security deposit’. This will be refunded to you within 14 days of us receiving full payment of the replacement let. Should we be unable to re-let the property, unfortunately, we will retain 100% of monies previously paid by you returning only your £250 ‘security deposit’.

  10. All cancellations must be notified in writing by you before the cancellation charges are confirmed. We strongly advise you to consider suitable Holiday Insurance cover that includes cancellation expenses. Should the accommodation become unavailable due to circumstances beyond our control, we will not be liable for compensation, however all monies will be refunded to you including your normally non refundable 25% deposit.

  11. The owners cannot accept, be responsible or liable in respect of loss, cancellation, damage or changes to a rental period caused by FORCE MAJURE (e.g. airport closure, adverse weather conditions, bankruptcy, fire, floods, natural or nuclear disasters, riots, terrorist activities & wars).

  12. On the day of departure, the property must be vacated by 11am - this must be strictly observed.  This is to ensure we have enough time to return the property to the high standard of presentation and cleanliness you found it in for our next guests.

  13. The property, its grounds, contents and equipment must be respected during your stay. We ask that you observe the property and its surroundings on arrival and aim to return it as far as possible to the same condition on your departure.

  14. Prior to your departure, the property must be left clean and tidy with everything put away. Excessive cleaning may result in an additional charge as will damage, breakages or loss. The ‘security deposit’ is set aside for this eventuality.

  15. The owners do not accept any responsibility for loss or damage to any of the tenant’s personal belongings, baggage, vehicles, or any property left in them during your stay at the property.

  16. Any changes to the Principal Hirer or Guest list as declared on the booking form must be agreed in advance of your arrival. Occupancy above the maximum capacity of the property (8) is not permitted. Sub-letting, sharing or assigning is not allowed.

  17. On receipt of the booking form, the owner reserves the right to seek further assurances or references re the suitability of the principal hirer and/or their guests before confirming the booking with them. Monies can be returned, and bookings cancelled retrospectively should the owner deem necessary without further explanation.

  18. ‘Security Deposit’ means a sum of money retained by us for a period up to 14 days after the end of the letting period. The purpose of this is to allow us to be recompensed in the event of any damages or breakages to property and equipment, excessive cleaning and the replacement of any inventoried items deemed missing. Should any damage or loss be caused to the property or its equipment exceeding the £250 security deposit, the hirer agrees to accept costs of any such damage up to a maximum amount of £500.

  19. The owner cannot accept responsibility for any guest’s personal accidents whilst on, in or outwith the property or its grounds. Your holiday insurance must have adequate cover for this.

  20. Any damage to the property that could cause risk of injury must be reported to the owners immediately. 

  21. Smoking is not permitted inside the property or on the patio or balcony seating areas. 

  22. The owners reserve the right to change the ‘Terms & Conditions of Rental’ terms at any time. Any changes would be communicated to you in advance of your stay.

  23. The above conditions must be observed in their entirety. Should the owners feel that there is an infringement or disregard of the above, they reserve the right to evict any person(s) at any time from the property without notice and without recompense.
